Funding authorization is the lender’s approval for the settlement agent or closing party to release mortgage funds after required closing and funding conditions are satisfied.

Why It Matters

Funding authorization matters because a loan is not fully finished just because documents were signed. The lender may still need to review signed documents, confirm conditions, verify funds, or check that the closing package is complete before authorizing release.

It also matters because a delay in authorization can delay seller proceeds, payoff wires, recording, or move-in timing even when the borrower has already signed.

Where It Appears in the Borrower Process

Borrowers encounter funding authorization at the end of closing, between Signing and Disbursement. It is closely tied to Prior-to-Funding Conditions and final lender review.

The term becomes practical when the closing team says the file is signed but still waiting for lender funding approval.

Practical Example

A borrower signs the closing package, but the lender must review the signed note and confirm one final condition. After the lender clears the item, it issues funding authorization and the settlement agent can disburse funds.

How It Differs From Nearby Terms

Funding authorization differs from Funding because authorization is the lender’s permission to release, while funding is the availability or release of loan proceeds.
